Australias Building Safety codes and stringent Occupational Health and Safety Standards are among the worlds toughest. As a Building Owner/Manager you need to be aware of the increasing risks of litigation involved in non-compliance with these standards should disaster occur. As stated in the AS/NZS Emergency evacuation lighting for buildings, the EXIT and Emergency Luminaires systems need regular routine preventative maintenance.
Drawings of floor plans complete with the locations of all Exit and Emergency Luminaires within the building.
Locating circuits that control Exit and Emergency Luminaires.
Tube replacement, which will occur at regular intervals given that the EXIT & Emergency luminaires are often permanently illuminated.
Record faults with 240v mains supply to luminaires and repair as considered necessary.
Undertake AS/NZS 2293 testing which runs for a minimum of 90 minutes. (For minimal disruption to occupants, 90-minute tests are often carried out outside normal working hours).
Create an EXIT and Emergency Luminaires logbook and record all results of testing. Under the AS/NZS, it is mandatory for the logbook to be updated and kept on site.
